SIGN VARIANCE COMMITTEE
MINUTES FOR THE
SEPTEMBER 5, 2008 MEETING

The Sign Variance Committee meeting was called to order at 4:00 by Chairman Ted Mueller.  The meeting was held in the Council Chambers of the Village of Evendale Municipal Building.  Members present were Chairman Ted Mueller, Council Representative Stiney Vonderhaar, Fred Caston and Bob Luther.  Wayne Mosley was absent.

The committee heard the following request:

        Mr. Clean Performance Car Wash, 10199 Reading Road
        Request for a variance from Section 1262.11 of the Village of Evendale Zoning Code requiring    monument signs to have a minimum setback of 20 feet from the right of way.

Joe Kruse, Marsh Inc., and Grady McCarthy, P & G Agile Pursuits, were present to represent Mr. Clean Performance Car Wash.  They are requesting a 14 foot variance from the required 20 foot setback.  Mr. McCarthy explained that 30 – 40% of their business is drop in business.  The monument sign is their main communicator.  With their existing sign 50 feet from the right of way and their building set back even further, most south-bound traffic do not notice the sign/building until they are upon the entrance.   Placing the sign 20 feet from the right of way would place the sign in their exit lane.  The placement of the monument sign six feet from the right of way would not cause any visibility problem in exiting the property.   If they receive approval of the new location, the existing sign would be removed.

Mr. Clean Performance Car Wash appeared before the Village of Evendale Planning Commission for approval of the entire plan to rebrand the exterior, including the new monument sign proposal.  They received Planning Commission approval contingent upon approval from the Sign Variance Committee and Council.

Bob Luther made a motion to table the request until Mr. Clean Performance Car Wash could re-submit new plans with the monument sign being moved back 4 – 5 feet, to the back curb of the landscaped area and make the sign horizontal, not vertical.  Ted Mueller seconded the motion.  The motion passed with a vote of 4 yes, 0 no.

Stiney Vonderhaar made a motion, with a second from Fred Caston, to approve the September 5, 2008 minutes as read.  The motion passed with a vote of 4 yes, 0 no.

Stiney Vonderhaar noted that Subway, 10325 Reading Road, placed their monument sign in the original location and not the location in which they received their Sign Variance.

The meeting was adjourned at 4:45 P.M.
